1401 W. Wisconsin St. (31-5-1452-00) The applicant proposes to build a 2,800 sq. ft. addition to the existing building. The proposed site plan shows that 91% of the property to be impervious. Section 23-113(h)(2) of the Zoning Ordinance establishes a maximum 75% lot coverage for properties in the C2 Zoning District.
The applicant also proposes to not provide a five (5) foot landscape buffer on the south side of the lot that abuts properties that are zoned R1B. Section 23-172(h)(Table 2) requires a five (5) foot landscape buffer along with a six (6) foot tall fence, which currently exists at this location.
